Buy a Home on the French Basque Coast —
With Someone on Your Side
Exceptional Property. A More Considered Life in France.
For Americans buying property in France, the hardest part isn't finding a house. It's knowing where to establish your base and how to manage the process in a language, a legal system, and a market that weren't designed for you.
I’ve done this myself, on the Basque Coast (and Paris).
After more than 15 years in San Francisco and a life spanning several international cities, I made my home in France.
My professional background is rooted in hospitality, design and the creation of experiences that connect people to places. I’m not advising from a desk. I moved to France, navigated the buying, the notaires, and the paperwork firsthand, and I'm developing property on the Basque coast myself. I know what this market rewards, where it hides its costs, and how a purchase actually gets done here — because I've been the American on the other end of it.
Today, I bring that perspective to international property acquisition — combining an understanding of what overseas buyers need with an appreciation for the architecture, culture and everyday life of the French Basque Country.
I believe exceptional service is personal, informed and thoughtfully executed.
And I believe the best property decisions begin with understanding not just what you're buying, but why.
I also know the person you are, because I was her: someone with taste, means, and a clear picture of the life they want — who just needs the path made navigable. My whole approach is built for the discerning anglophone buyer the French market underserves: relationship-led, discreet, appointment-based, and honest to a fault. If a purchase is wrong for you, I'll be the one who says so.
My approach combines local knowledge, an international perspective and a background in hospitality and experience design. From the first conversation to the practicalities of acquisition, I help clients navigate the process with clarity, discretion and a strong sense of place.
I represent you—the buyer
I'm your advocate on the ground: I find the home, I represent your side of the table, and I coordinate the moving parts so the transaction actually closes without you losing sleep over a system you never signed up to learn.
That means:
Sourcing the right homes — including the ones that never make it to the public listings, through relationships built over years on this coast.
Representing your interests, not a seller's — advising on price, negotiating on your behalf, and telling you honestly when a property isn't worth it.
Coordinating the whole transaction — notaire, diagnostics, mortgage broker, translations, the compromis and the acte — so the French machinery runs behind the scenes while you stay informed in plain English.
Being reachable — by text, by email, on your timezone. Appointment-based, responsive, comprehensive, human. The opposite of the cold-call scramble. And perhaps most signifcant—your advocate.
You get one trusted person who speaks both languages — literal and cultural — steering the purchase from first look to keys in hand. And I can help you with this, even if you can’t make it to France to tour the property.
How We Work Together
01 — Define Your Vision
We begin with a private conversation about your goals, lifestyle, preferred locations, budget and timeline.
Are you looking for a second home, planning a permanent move, making a long-term investment or exploring a hospitality project?
Together, we establish a clear property brief and identify the areas and opportunities worth exploring.
02 — Discover the Possibilities
Through local market knowledge and professional relationships, I help identify properties aligned with your brief, including opportunities marketed through collaborating agencies where available.
Each property is considered beyond its photographs: location, condition, architectural character, renovation potential, practical limitations and suitability for your intended use.
03 — Navigate the Acquisition
From coordinating property visits and evaluating opportunities to negotiations and the steps toward completion, I help guide the commercial process through the authorized real estate agency.
Where specialist advice is required, I connect clients with qualified notaires, legal and tax advisers, mortgage professionals, architects and other relevant experts.
04 — Make France Your Own
The relationship need not end at the property purchase.
Through my background in hospitality and experience design, I can also help connect you with the people, places and services that make settling into a new home more seamless.
Buying property in France—whether a pied à terre, primary residence, real estate investment or hospitality concept should feel joyful. Yet often, there’s quite a bit of friction as a foreigner.
I guide international buyers seeking distinctive homes, second residences and investment opportunities in France, with a particular focus on Biarritz and the French Basque Country. I support with property discovery, offer advice & due diligence, and purchase, from first viewing to keys.
I manage the process on your behalf—offer, notaire, financing, taxes, renovations, staging and works.
Buying property in France is about more than finding the right home. It's about understanding a place, recognizing an opportunity and imagining the life that comes with it.
Did you know that for seven consecutive years, France has been named the top EU country for real estate investment?
If you've started looking, you already know the feeling. Listings that vanish before you can see them or offer incomplete information. Agents who call you without a heads up, any concern for how you like to communicate or conduct business when you’re searching for a primary or secondary residence—often not a small decision. A process — offers, notaires, diagnostics, mortgages — that runs entirely in French, with real money and real liability riding on words you can't fully comprehend.
The French property market wasn't designed for an American buying from four thousand miles away. Most agents represent the seller, work on their own clock, and don’t take into account your preferences and desires as a buyer.
I work the other way around.
Property, With Perspective
A beautiful home is only part of the equation. The neighborhood, the architecture, the quality of life, the renovation possibilities and the long-term implications of ownership all matter. For international buyers, understanding these details from abroad can be challenging. My role is to help bridge that distance — connecting you with properties, local insight and the right professional expertise to make an informed decision.
Whether you're searching for a coastal apartment in Biarritz, a characterful home in the Basque countryside or a property with hospitality potential, the process begins with understanding what matters most to you.

The home is one part of landing well
Most people buying here aren't just acquiring a property — they're moving a life. That's why buying and belonging are two halves of the same thing I do.
Alongside the purchase, I help you handle the move itself — the visa pathway, the setup, the sequence — and plug into the community once you're here, so you don't arrive to a beautiful house and an empty life around it.
If you're still earlier in the journey — figuring out whether and how to move at all — start with That French Life, my relocation advisory. Buying comes later, once you know the move is right.
The Basque Coast—and Beyond
My home turf is the French Basque coast: Biarritz, Saint-Jean-de-Luz, Bidart, Guéthary, Anglet and the villages between them—one of the most beautiful and quietly rising corners of France, and the one I know street by street.
It's where I live, where I've bought, and where my relationships run deepest — which is exactly why I can find you what a generalist can't. For clients drawn elsewhere in France, I work with a trusted network; but this coast is where I'm unmatched.
The Buyer Discovery Weekend
Don't just tour properties. Experience the life you're considering buying into.
You can learn a lot about a house from a listing.
You cannot learn from a listing whether you want to wake up in Guéthary or walk to Les Halles in Biarritz. Whether the villa you love will leave you driving everywhere. Whether you'd actually surf in the morning. Whether you want village quiet or a coffee, market and dinner within five minutes of your front door.
Those are not secondary questions.
They're often what determines whether you love living here once the excitement of buying has passed.
The Buyer Discovery Weekend is a private, 48-hour immersion designed for serious international buyers considering a primary or secondary home on the French Basque Coast.
Before you arrive, we talk in depth about the life you're trying to build — not simply your bedroom count and budget.
Then I design two days around that brief.
Depending on what matters to you, your experience might include:
Biarritz versus village life
coastal versus inland living
walkability and daily routines
markets, restaurants and local food
surf, hiking or outdoor life
schools and family logistics
airport and train access
renovation realities
neighborhood and property context
the difference between summer fantasy and year-round life
For qualified property clients, the immersion can run alongside a tightly edited schedule of apartments and villas selected around your buying brief.
The objective isn't to see as many properties as possible.
It's to leave knowing much more clearly:
where you belong, how you actually want to live, and what kind of home supports that life.
What your 48 hours might look like
Before you arrive
We define your property brief, budget, buying timeline and the lifestyle you're actually buying toward.
Day One
A carefully planned series of property visits, neighborhood comparisons and local orientation — with lunch somewhere that lets you experience one of the areas you're considering as a resident rather than a tourist.
Day Two
Further property visits alongside one or two experiences selected around your real life here: perhaps a private surf session, coastal hike, market morning, culinary experience, school orientation or simply understanding what daily life feels like in another town.
Throughout the visit, we compare what you thought you wanted with what you're actually responding to.
By the end, we have a much sharper brief — and often a very different one.
Designed around you
No two weekends are identical because no two buyers are moving toward the same life. This isn't a property tour with some restaurant reservations added around it. It's a deliberate way to pressure-test a major life decision before you spend seven figures making it permanent.
Buyer Discovery Immersion
The immersion covers lifestyle consultation, experience design, local orientation, itinerary creation, personal curation and hosting. Accommodation, transportation, meals and third-party activities are additional and paid directly to the relevant providers. Property search, property viewings, negotiation and real-estate transaction services are handled separately through my authorized French real-estate activity and the appropriate buyer mandate.

A Calm, Deliberate Process
We talk. An honest first conversation about what you want, what you can commit, and whether now is the moment. Sometimes it isn't — and I'll tell you.
We define the brief. Your real criteria, budget, and the life you're buying toward — not a fantasy version of it.
I source and shortlist. Public listings and the ones that never reach them, filtered so you only see what genuinely fits.
We view — in person or by video. For remote buyers, I'm your eyes on the ground.
I negotiate and coordinate. Offer, notaire, diagnostics, financing, translations — I run the transaction on your behalf.
Keys, and beyond. You get the home — and, if you want it, help settling into the life around it.
Working Together
This is a bespoke, high-touch service for a small number of clients at a time. Engagement is by inquiry — we start with a conversation to make sure it's the right fit on both sides.
Buying property in France — common questions
-
Yes — there are no restrictions on foreign nationals owning property in France, and you don't need to be a resident or a citizen to buy. What changes for Americans is the process, the financing, and the paperwork, which is exactly where having someone on your side matters.
-
No — and this is the misunderstanding I correct most often. Owning property does not grant you the right to live in France; that's a separate visa question. If living here is the goal, the property and the visa have to be planned together, not assumed to come as a pair. (That's where my relocation advisory comes in.)
-
Often yes. French banks do lend to non-residents, though typically with a larger deposit and more documentation than you'd expect at home. I coordinate with mortgage brokers who work with foreign buyers so financing is lined up rather than left to chance.
-
No. Purchases can be completed remotely, including via power of attorney, and for remote buyers I act as your eyes and hands on the ground. Plenty of my work is done for clients who haven't moved yet.
-
Beyond the purchase price, budget for the notaire and transfer fees (often several percent, higher on older properties), ongoing property taxes, and any renovation. The full number surprises people — mapping it honestly is part of what I do before you commit.
-
In brief: offer, then a signed preliminary contract (the compromis de vente), a legally required notaire overseeing the transaction, and the final deed (acte de vente) — typically over a couple of months. Every step runs in French, which is precisely why I coordinate it for you.
-
Honestly, it depends on your budget, your work, and the life you're picturing — Paris, the southwest, the Basque coast, and the smaller cities each suit very different people. I moved from Paris to the Basque coast for reasons that may or may not apply to you. Part of the call is matching a location to your actual life rather than to a fantasy of it.
